Booking & Reservations
How do I book a viewing?
Viewings can be booked via the website enquiry form, available 11:00–17:00 daily. Alternative times can be requested.
Can I book a remote viewing?
Yes, remote viewings are available via Skype or Zoom, and our virtual tours are also online.
Can I move in without a house viewing?
Yes, though a viewing is recommended.
Are there requirements to live here?
Residents must be students aged 18–34 of any nationality, with valid photo ID and proof of student status.
Do I need a guarantor or background check?
No guarantor or background checks are required. Only ID, proof of student status, and address are needed.
What are the available contract terms?
Contracts range from 5 weeks minimum to a full year (5–26 weeks, 27–51 weeks, 52 weeks).
What type of lease is used?
A Lease Agreement for Temporary Use, signed electronically.
Can I choose an upper or lower bunk?
Yes, you may request a preference, but it will be subject to availability.
Do you accept short stays?
No. Our minimum stay is 5 weeks.
Can I swap rooms after moving in?
Yes, room swaps are possible with a fee and are subject to availability.
Can I cancel my reservation?
Yes, if the contract and payment have not yet been completed. The 20,000 JPY reservation/registration fee is non-refundable.
Can I cancel my contract later?
Yes, but cancellation fees apply depending on contract details.
Payments
What do I need to pay before moving in?
Reservation/Registration Fee: 20,000 JPY, plus initial rent based on room type and contract length.
Are there additional fees?
No deposits, guarantor fees, agent fees, or standard cleaning fees.
How do I pay rent?
Initial payment online by credit card; ongoing rent auto-billed every 4 weeks to your registered card. Cash not accepted.
Is there a move-out cleaning fee?
There is no standard cleaning fee, but repair/restoration costs may apply if damage is found.
Rooms & Living
Are shared apartments gender-specific?
Yes, shared apartments are gender-specific, though common areas are mixed.
Can couples or mixed-gender siblings share a 2-person apartment?
Yes, with mutual consent.
Is there a guest room on-site?
There are no guest rooms available.
What size are the beds?
The standard single mattress: 100 cm × 195 cm.
What do I need to bring?
You will need to bring your daily essentials (towels, toiletries, condiments, etc.), but furniture, appliances, kitchenware, bedding, and cleaning kits are all provided.
Do rooms have lockers or safes?
Yes, each room has a lockable desk drawer and/or locker. Duo Nest/Share Nest residents may store up to two bags free of charge.
Services & Amenities
Do I need to speak Japanese?
No, our staff are multilingual and are available for support.
What languages do staff speak?
Our staff speak Japanese and English; some staff also speak Chinese.
Is there a cafeteria?
There is no cafeteria, but there are shared kitchens.
Are cleaners available?
The common areas are cleaned daily. There are also cleaning tools available for resident use.
Do you have laundry facilities?
Yes, washing machines and dryers are available 24 hours.
How does mail and package delivery work?
Front desk staff will receive deliveries and notify residents. Unfortunately, refrigerated/frozen items cannot be accepted.
Can non-resident friends use the study rooms and cinema?
Yes, non-residents can use common areas when accompanied by a resident. However, all guests must check in and out at reception.
Are utilities and Wi-Fi included?
Yes. Rent covers utilities, Wi-Fi, furniture, and common area cleaning.
Is there bicycle parking?
Yes, free bicycle parking is available.
Is there a prayer room?
There is no dedicated prayer room, but the Cinema/Games Room can be used for prayer.
Is car parking available?
No on-site car parking, but paid parking is available nearby.
Other Information
Is there a curfew?
There is no curfew. Residents should notify staff if they will be away overnight or for more than a week.
How secure is the building
There us key card access for entryways, elevators, corridors, and rooms. CCTV throughout. We also have an overnight security guard on-site.
Where is smoking allowed
Smoking is only permitted on the rooftop. Smoking indoors is strictly prohibited.
Are shared spaces open 24 hours
Yes, our shared spaces are open 24 hours. We ask that you please be considerate and minimise noise late at night.
