Are utilities included?

Yes! Your payment at the Grove covers water, sewer, and trash pickup, an Internet package, your furniture and appliances, and electricity usage up to $25 per room. If you go over this allowance, the overage amount will be divided between all of the residents in that unit.

Is internet included? 

Yes! Every apartment comes internet-ready, and the price is included in your housing contract.

Are meal plans required/provided at Yugo Flagstaff Grove? 

Yugo Flagstaff Grove does not have a cafeteria or on-site student dining. However, we do have full kitchens with dishwashers in every apartment. We also host several resident events every month with free food! Call our office to learn more.

Are pets allowed?

Yes! Friendly dogs and cats that fall within the Grove’s size and weight limits are welcome. We know how important your furry friends and four-legged buddies are to you, and we can’t wait to meet them! Pets do require a one-time pet fee, along with an additional monthly installment. Please contact our office to make sure we can accommodate your pet.

What's the difference between individual housing contracts and standard apartment housing contracts?

Yugo Flagstaff Grove offers individual housing contracts per person, rather than per apartment. This means, if your roommate fails to pay their monthly installment, transfers, or moves, you won’t be held responsible.

How much does Yugo Flagstaff Grove cost?

Rates vary depending on your floor plan and time of year. Generally, the sooner you sign a housing contract, the better chance you have of securing a lower rate. For the most up-to-date rates and promotions, please contact our staff at the front desk.

Are the apartments furnished?

Yes! All of our apartments come fully furnished. Each bedroom includes a full-size bed with mattress, desk, desk chair, nightstand, and dresser. The furniture in the common spaces varies depending on the size of the apartment, but can include a dining table and chairs, sofa, armchair, and coffee table or ottoman.

Are there any additional fees I should know about? 

When you sign your housing contract, you’ll pay a $60 application fee and a one-time administration fee for unlimited use of our awesome amenities throughout the year. After that, the only additional fee you will see is a one-time fee of $72 from SimpleBills, our utility management company.

What do I do if I need maintenance in my room? 

Give us a call, stop by the office, or submit a service request through our online portal. Our awesome maintenance team prides themselves on quick, courteous service.

Can I choose my roommates? 

Of course! When you fill out your application, our Grove staffer will show you where to put this information. Simply write the name of your future roomie(s) in the designated spot and we’ll make sure you’re placed together.

What if I don't have roommates in mind or I don't know anyone? 

No worries, we also offer roommate matching! When you fill out your housing contract, you’ll be given a resident profile card which includes a questionnaire about your lifestyle and preferences. If you need to be matched with a roommate, we’ll use this information to find roommates with similar interests. We take roommate matching very seriously and spend a lot of time making sure we find just the right fit.

Are any students given priority or preference? 

Nope, Yugo housing contracts are available on a first-come, first-served basis. That’s one of the reasons it’s so important to sign your contract early for the upcoming school year.

Can I have overnight guests? 

Yep! As long as you’ve discussed your guest’s stay with your roommates, you may have an overnight guest for up to three consecutive nights. Remember, guest parking is limited, so don’t forget to make sure they have the proper guest parking pass during their stay to prevent their car from being towed. Just stop by the office to pick up their pass up during office hours.

I'm graduating in December, can I get out of my housing contract? 

Congratulations! Yugo does not allow residents out of their housing contracts due to graduation. However, we do allow residents to find someone to take over their housing contract. You are solely responsible for finding this replacement and having them complete a takeover before you’re relieved of your financial responsibilities. Please contact the front desk for additional information.

Do you have residence parking on-site? 

Yes, we offer on-site parking! When you move in, you’ll be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits and guests with passes may use our parking lot.

Is parking free? 

No, parking is not free. The cost is $10/month for uncovered and $15/month for covered. Parking is not assigned. 

Is there a curfew at Yugo Flagstaff Grove? 

Nope, living at Yugo Flagstaff Grove offers residents the freedom to come and go as they wish. However, we do have time restrictions on some of our community amenities. We ask all tenants and their guests to behave in a mature, responsible manner towards their fellow residents and remember everyone is here to have an amazing living experience. We also enforce designated quiet hours during the week as outlined in each housing contract.

Will there be residence assistance (RAS) at Yugo Flagstaff Grove? 

Kind of. While we don’t have traditional dormitory RAs, Yugo Flagstaff Grove does have a group of awesome Community Assistants! These high-energy CAs live on-site and are available 24 hours a day to assist you. Most often, our CAs are students just like you who love helping out, organizing amazing social events, and hosting recreational activities at the property. Interested in working where you live? Can I smoke in my room? 

No, smoking is not allowed in apartments or at any of the community amenities. Breaking this rule can result in steep fines, so best to steer clear. If you need to smoke, we ask that you go to one of our designated smoking areas, and be sure to dispose of your cigarette butts properly.

I'm getting ready to move in; what do I need to bring? 

Awesome! We suggest you bring your bedding, a television, clothes, kitchen items, a shower curtain and rod, and fun decor to make your apartment feel like home! Please do not bring your own wireless router.

When are my monthly installments due? 

You have three installment payment options to pay the entire amount due under your housing contract: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months. Please note these are all installment payment options.

Are housing contracts for families with children available? 

Yes. This policy is for family occupants with one or more children under the age of 18 who are domiciled with (i) at least one parent, legal guardian, or another adult with legal custody of the children, or (ii) the designee of a parent, guardian, or other adult with legal custody, with written permission of such parent or other adult.

For family households with children, all household members 18 or older must (A) complete an application, and (B) sign thehousing contract as a resident. For family households with children under 18, at least two people will be permitted to occupy a single bedroom. If a family household with children under the age of 18 requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis, depending on factors including but not limited to the size of the bedroom(s) and unit, age of the children, configuration of the unit, physical limitations of the property, and local occupancy codes.

If a child reaches 18 years of age during the term of the contract, it will be allowed to complete its term, but the renewal will only be offered in compliance with the occupancy policy as stated for those aged 18 and above. Children under 24 months of age at the time of signing will not be counted under the occupancy policy for purposes of maximum occupancy, but they will be counted for subsequent housing contracts if they reach the age of 24 months during the term of the housing contract. The landlord reserves the right to fill any empty bedroom(s) in a unit.

Families should not contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically. 

What if I don't have a guarantor? 

No guarantor is no problem, because we offer Leap as an option. Leap is a quick and easy process that fills in for a guarantor or co-signer. The application is free online and takes around 5 minutes to complete, and you’ll even get a conditional decision within 30 minutes during normal business hours.
