Mobility Lease

Bail Mobilité - Privée

Short-term lease with a duration of less than nine months, offering flexible start and end dates. The contract is generally non-renewable, although exceptions may be considered in specific circumstances.

Young Professional Lease

Bail jeune actif

Lease intended for young professionals with an initial twelve-month term. The contract renews automatically every twelve months, with rent indexation applied at each renewal date.

Student Lease

Bail étudiant

Fixed-term lease designed for students, subject to proof of enrolment. The contract duration is nine months. Renewal is not automatic but may be offered through a new contract, subject to eligibility criteria such as good payment history, compliant behaviour, and room availability.

Forfait de Charges

This is a fixed monthly charge added to the rent to cover the main operating costs of the building and utilities that are normally recoverable from tenants. It typically includes: water consumption, heating, Costs related to shared/common areas and other building operating expenses

Forfait de Charges Électricité

It covers electricity costs for the apartment. When this charge applies, electricity is included in your monthly rent and no separate contract is required. In some residences or room types, electricity is not included. In that case, tenants must set up their own electricity contract directly with the provider using the apartment’s meter number.

Forfait Équipements et Services (SNI)

This fee covers shared services and equipment used by all residents in the building. These are services that benefit everyone and cannot be measured for each individual room or apartment. E.g.: cleaning of common areas (hallways, stairs, shared spaces), lighting in common areas, elevator maintenance, courtyard or outdoor area maintenance, general upkeep of shared facilities.

What does my monthly rent include?

Your monthly payment includes the rent and the flat rate for utilities. This flat rate includes your share of the general expenses of the building (including maintenance of common areas) as well as any expenses related to your apartment (water, communal heatinc, etc.).

Is heating included in the flat rate for utilities?

Heating is included in the flat rate for utilities, except at the following student residences: Bordeaux Pellegrin, Lille Euralille, Paris Bagnolet, Pessac Université, Talence Centre and Talence Université.

Is electricity included on the flat rate for utilities?

Electricity is included for shared apartments. For all other types of apartment it is not included, except at the following residences: Paris La Défense, Paris Grande Arche and Marseille La Major. After signing your lease, we’d suggest that you register with an electricity supplier. Your Yugo Manager will provide you with the necessary information when you’re ready to do so.

Can I share an apartment with someone of my choice?

Yes, when there are still student rooms available. Please specify your request by providing the person’s contact details in the “specific request” field when submitting your respective booking forms.

What amenities are provided when I arrive in my student room?

Our student apartments are fully furnished. In the sleeping area: bed, mattress, pillow, blanket, draw sheet and bedside table. In the study area: desk with storage and ergonomic chair. In the kitchen area: fridge-freezer, microwave oven, cooking plate, storage units. One Tableware/kitchenware set per person: dinner plates, dessert plates, glasses, mugs, knives, forks, small and large spoons, a paring knife, a frying pan, a salad bowl, a can opener, a bottle opener and a colander. In the shower room: shower, vanity unit, mirror. Toilet. You will also get a broom handle, bucket & mop.

Can I rent a room for student and young professionals on a short-term lease?

For legal reasons, our leases are for terms of between 9 and 12 months. You are free to leave your accommodation for student and young professionals at any time, subject to a notice period of one month.
