My move-in was super smooth and hassle-free. The maintenance request I had put was addressed within 2 days. The building is one of the quietest you can find in the Dinkytown area, which is one of the best things for me. I love the apartment. It is super spacious and gets ample sunlight. The windows are floor to ceiling and I love them absolutely. The appliances are in great condition and fairly new. Overall, a great move-in experience.
I’ve really enjoyed living here the past few years and it truly feels like home! The staff is always friendly and professional and have been helpful in assisting with accommodations and any questions/concerns I’ve had. It’s a nice, newly renovated building and is always quiet. Definitely consider 412 Lofts as your next home!!

We will do our best to match you with a roommate(s) that meets your needs. The roommate matching form is now part of the application process. Once you’ve completed the form, a leasing specialist will review your responses and pair you with the most suitable roommates based on your selected profile. Our social media is also a great way to connect with potential roommates!
If you have signed an individual term lease, we can indeed help match you with a roommate. However, we can’t guarantee that all preferences can be met. If a conflict does arise, please contact the leasing office and we will assist with exploring potential resolutions. However, we are not responsible or liable for any claims, damages, or actions of any nature whatsoever relating to, arising out of or connected with disputes between potential or selected roommates.
Individual leasing means peace of mind for both parents and students. An individual lease means you are only responsible for your student’s space, not the full apartment as a typical joint lease would be structured. Common areas are shared responsibility among all roommates (ie, living room, kitchen, etc.). Our term lease structure is a lease that begins on a specified date and ends on a specified date, for one fee. This fee is conveniently administered in 12 installments.
Unrenovated options are unfurnished, allowing residents to bring their furniture if desired. Renovated options are furnished.
Non-emergency requests for maintenance can be submitted via your resident portal at any given time and will be handled by the management staff as soon as possible. Our average turnaround time for maintenance requests is within 24-hours during the work week. 24-hour emergency maintenance is provided by calling the office number. After hours you will be prompted to leave a message, following the automated instructions on the office number. Your message will be responded to by our on-call service technician. It is our express goal to respond to any general service need within 24 hours.
We're happy to accept your furry friends! You can have a maximum of two pets per apartment. But first, please check that all roommates are fine with you keeping a pet! Restrictions do apply, so please contact our leasing office for details.
