Q: What insurance do I need?
All residents must have property damage liability insurance before they move in. This is different than traditional renters insurance. As their guarantor, you have the option of adding this to your current homeowner’s policy — be sure that the name and address match your resident information on file at Yugo Fort Wayne Arch. If that doesn’t work for you, we can assist your resident in obtaining TLL insurance through a third-party vendor.
Q: Are utilities included?
Yes! Your payment covers water, sewer, trash, and even premium cable and high-speed internet! We also take care of all of your electricity usages up to $25 per room. If you go over this allowance, the overage amount will be divided between all the residents in that unit.
Q: Is internet included?
Yes! High-speed internet is part of your all-inclusive lifestyle at Yugo Fort Wayne Arch. Each bedroom is set up with its own Ethernet jack, so just plug in your own router. For the fastest possible connection, we recommend that each roommate utilizes their own router rather than sharing.
Q: When is my rent due?
You have three installment payment options to pay the entire amount due under the lease: one installment, two installments, or twelve installments. If you choose to pay a single installment for the entire amount, that single installment is due August 1. If you choose to pay in two-semester installments, those installments are due August 1 and January 1. If you choose to pay in twelve installments, the first installment is due on August 1, and the remaining eleven installments are due on the 1st of the next eleven months. Please note these are all installment payment options and not monthly rent.
Q: Is cable TV included?
Yes! Every apartment is wired for a huge lineup of cable TV channels. You just supply the TV!
Q: Do you allow pets?
Yes! Friendly dogs and cats that fall within our size and weight limits are welcome. Pets do require a one-time pet fee along with additional monthly rent, so please contact our leasing office to make sure we can accommodate your pet.
Q: Are leases for families with children available?
Yes. The property’s policy is included here for family occupants with a child(ren) under the age of eighteen (18) who is domiciled with (i) at least one parent, legal guardian, or another person having legal custody of the child under the age of eighteen, or (ii) the designee of such parent or other person having such custody, with written permission of such parent or other person. For family households with children, all household members age eighteen (18) or older must: (A) complete an application, and (B) sign the lease as a Resident. For family households with children under the age of eighteen (18), at least two (2) people will be permitted to occupy a single bedroom. If a family household with children under the age of eighteen (18) requires additional occupancy per bedroom, additional occupants may be allowed on a case-by-case basis based on factors including, but not limited to, the size of the bedroom(s) and unit, age of the children, configuration of the unit, any physical limitations of the property, and local occupancy codes. If the child occupant reaches eighteen (18) years of age during the term of the lease, the lease will be allowed to complete its term, but renewal will only be offered in compliance with the occupancy policy as stated. Child occupants who are under twenty-four (24) months at the time the lease is signed will not be counted under the occupancy policy for purposes of maximum occupancy but will be counted for subsequent leases if they reach the age of twenty-four (24) months during the term of the lease. The Landlord has the right to lease any empty bedroom(s). Families should contact the office directly regarding the application for family households, as this process varies from individual leasing and the required forms are not all available electronically.
Q: What if I need maintenance?
For apartment maintenance, give us a call, stop by the office, or submit a service request through our online resident portal. Our on-site maintenance team prides themselves on quick, courteous service.
Q: Are there any additional fees I need to know about?
When you sign your lease, you’ll pay a $35 application fee and a one-time community fee for unlimited use of our community amenities. Afterward, the only additional fee you will see is a $72 one-time fee for Conservice, our utility management company.
Q: Do you offer on-site parking?
Yes, we have free on-site parking for residents! When you move in, you will be asked to register your vehicle to receive a parking permit. Only vehicles with parking permits may use our parking lot, and guests can park outside the gates between 5 p.m. and 8 a.m.
Q: How do I qualify?
There are a couple of ways to qualify for a lease. You may apply as a lease-holding resident and provide personal income equal to 3x the amount of rent or you may utilize a guarantor who provides the income portion to qualify.
